Under the City of Saint Cloud's zoning code (Land Development Code, Article 21), a household here may be four or fewer unrelated persons, any number of people related by blood or marriage, or people related by blood or marriage plus up to two unrelated persons. The landlord will confirm this applies correctly to your household before lease signing.
Is there an application fee?
Yes — $50 per person, charged only if you're invited to Part 2 (screening), not on Part 1. It covers the actual per-person cost of the background/credit check. If you're the applicant selected for the unit, this $50 is credited toward your first month's rent. Minnesota law (Minn. Stat. § 504B.173) governs when this fee may be charged, requires a written receipt, and requires a refund in specific circumstances — see the Application Process section below.
What do you need from me to apply?
Part 1 of the Rental Application asks for your contact information, address and employment history, proposed occupants, vehicles, and an emergency contact. It does not ask for your SSN/ITIN or include payment — that's Part 2, only if you're invited to continue.
Does applying guarantee I'll get the unit?
No. Submitting Part 1 of the Rental Application does not guarantee approval or a rental offer.
Where can I find my rights and responsibilities as a tenant?
Minnesota law (Minn. Stat. § 504B.181, Subd. 2b) entitles you to the Minnesota Attorney General's Landlord and Tenant Rights and Responsibilities Handbook, a plain-language summary of landlord-tenant law. It's available from the Attorney General's website, or ask us for a copy.
